About 10 years ago, in 2015, I joined valuation profession for the very first time. Along with two newcomers, I was accepted into a valuation firm and received one week of intensive valuation training.

The first thing I remember thinking was why does this training focus so much on property and investment? Why not jump straight into valuation? At that time, I was very eager to dive into valuation because the managing partner had once mentioned that valuation is the key to all business lines within this firm’s property consultancy services.

Years passed, in 2019, I finally got the point why that initial training was structured like that, which is started and went deep with property investment. I found the answer that investment logic is an essential foundation for valuation. Because, to understand the valuation comprehensively or to conduct a valuation, a valuer should think like an investor, should adopt an investor’s way of thinking.

Why is this important?

Valuation is generally conducted to determine the market value of a property. To do that, a valuer needs to base their analysis on data and information derived from the property market. But the market itself is shaped by investor behavior: expectation, risk perception, potential calculation, and investor intuitive.

If a valuation professional able to adapt this mindset, like what is the interesting part of the property or market, the risks, potential of long term appreciation, so the valuation would be more contextual and relevant. This is what makes it important as a foundation of valuers’ way of thinking. Because, you may not want it, or you don’t need it, that perspective doesn’t develop overnight, but over time, it becomes sharper and naturally supports the quality of a valuer’s judgment.

This is why, this website, Penilaian.id, isn’t just about valuation methods or technique or approaches, but also all the aspect of valuation in order to support the understanding about valuation comprehensively so that readers can develop a more holistic understanding of how value is formed and justified.

Every time I share my experiences or conduct valuation training, I always emphasize this: valuation is not just about doing calculations or comparing market data, but way bigger than that.

Valuation is a field of knowledge that should be learned by everyone because valuation trains us to think like an investor: think strategically, objectively, and with thoughtful consideration. You don’t have to become an investor if you don’t want to, but in the end, learning to think like one will help you understand how property market works and it will ground your valuations in strong foundations of background knowledge.
